ABOUT NIRMITHYA

We simplify one of life's biggest decisions.

Land is expensive. Construction is even more expensive. Most people spend years saving for a plot, only to get buried in confusion and poor planning the moment they're ready to build. We fix that — our mission is to simplify one of life's biggest decisions with exceptional design, rigorous planning, and timely execution that lets families build their home with confidence, clarity, and peace of mind.

We primarily focus on duplex homes with rental units, designed so the rental income covers the EMI. The home becomes an income-generating asset, not a financial burden.

Before Nirmithya, I built and led high-performing teams from the ground up and generated over ₹20Cr in revenue. In the past year, together with my wife Rakshitha, we've built Nirmithya. We've already delivered 4+ projects and are getting more inquiries than our current capacity can handle.

RESPONSIBILITIES

What you'll own

Concept & Design Development

Develop concept options — layouts, elevations, material boards — from client requirements.
Design within real constraints like building bylaws of setback and floor area ratio, ventilation, vastu preferences, and budget.
Iterate fast on feedback without repeating the same corrections twice.

Drafting & Working Drawings

Produce accurate working drawings (plans, sections, elevations, details) in AutoCAD to Nirmithya's drawing standards.

3D Model

Build clean 3D models in SketchUp.

Throughput & Reliability

Hit weekly output commitments across multiple concurrent projects — this is a production role and speed matters.
Communicate blockers early and keep our project management system up-to-date so nothing falls through the cracks.
Be reliably reachable and responsive during working hours — WFH runs on trust and visible output.

REQUIREMENTS

What you bring

2+ years of experience in residential architecture.
Portfolio is mandatory. Having specifically designed residential homes is a plus.
Strong proficiency in AutoCAD and SketchUp.
Working skill in at least one rendering tool is a plus (D5, Lumion, Enscape, V-Ray or similar).
If you have experience using AI tools in your design or rendering workflow it's a plus — however you need to be open to learning and upskilling in AI rendering tools as we will provide you training for this.
Follow Nirmithya's file naming conventions, version control, and folder structure from day one (covered in onboarding — willingness to learn and follow them rigorously is the requirement).
Comfort operating inside structured project management systems (SAMS or similar).
You need to have a good wifi connection and your own laptop that can handle AutoCAD and SketchUp.

How success is measured

Drawings with minimal correction cycles — and never reach a client with errors.

Committed deadlines are met, or risks are flagged early — never at the deadline.

All files are named, organized, and versioned per Nirmithya standards — zero lost work.
